Condominium Association Management
Sentry Management Corporation strives to provide the highest level of professional services to condominium associations and homeowner associations. Sentry works closely with the owners and board members in order to establish their goals and objectives.
Sentry endeavors to reduce the administrative burden on the owners and board members so that day-to-day activities are easily handled. The associations are kept abreast of changes in the ordinances, codes, and environmental laws that are a part of today’s changing world. We believe that no other management company will be as committed to the reduction of costs, monitoring of delinquent condominium fee charges, and careful budget planning as is Sentry Management Corporation.
The following services are included in our monthly fee:
Financial Management
Each month the Board will receive a detailed report.
Monthly Financial Reports include:
- Balance Sheet
- Income Statement
- Month to Date General Ledger
- Aged Delinquency Report
- Accounts Payable Open Items Report
- Reconciled Bank Statements and Check Register
Budgeting – We will review prior year actual expense with current performance to produce a budget that is fiscally responsible.
Operations – Sentry uses state of the art software for our accounting system to bring you a greater level of detail into income and expenses.
Accounts Payable – Our state of the are software system also allows us to pay your vendors in a timely manner and in conjunction with any contracts that may be applicable.
Taxes – Sentry Management will assist in the preparation of tax returns with a Certified Public Accountant.
Site and Maintenance Management
Sentry strives to implement maintenance programs that will maximize appearance and minimize cost.
Maintenance Programs – Sentry will initiate programs with the current budget and associations’ needs in mind.
Inspections – The property managers will perform routine site inspections to review the property.
Administrative Management
Sentry strives to implement effective communication between the Board of Directors and Homeowners, coordinate meetings and process condo fee billing and any special assessments.
Communications - We will handle all communications to the homeowners.
Meetings - Sentry will plan, coordinate and schedule Board of Directors Meetings and Homeowners meetings.
Legal and Collection – Sentry will follow outstanding receivables and assist the Board in any legal actions. Collection letters and court appearances are an additional fee.
